Maintenance Supervisor
Position Summary:
To supervise the corporation's maintenance department (carpenters, plumbers, electricians, boiler mechanics, maintenance workers) in the daily maintenance of the corporation and rented buildings (commercial & residential). To supervise contracted and remote labor (village workers); to direct the above work in a safe and budgeted manner. Report all activities to the Facilities Director, and to support management of the facilities operations on a daily basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Establishes departmental policies and procedures, objectives, quality assurance program, safety environmental and infection control standards.
- Plans, directs and evaluates maintenance and construction activities of the Trades Crew, such as construction, modification and repair of medical facilities, grounds and employee compound housing.
- Establishes goals and work schedules for tradesman and maintenance workers. Distributes work load and assurances that each employee supervised has assignments, instruction and materials to be efficient and productive. Provides early feedback of the Facility Manager if materials or manpower available are inadequate to meet goals and schedule. Accomplishes this responsibility throughout the broad range of construction trades, including areas where the jobholder is not fully skilled, with guidance from the Facility Manager.
- Monitors and manages the quality of work in in the department. Uses independent judgment to insure efficiency of operations. Monitors the status and progress of work, makes day to day adjustment of priorities. With guidance from the Facility Manager, assigns, manages, and reports on work order load, using computerized work management tools
- Assists in decision on equipment included in the preventive maintenance program. Manages work orders for preventive maintenance assigned to his crew.
- Acts as technical representative, when constructing of building and/or the providing of contract services, on facilities projects.
- Schedules appropriate training, universal precautions, infectious control in-service, and appropriate safety training for all personnel of the Maintenance Department.
- Maintains level of expertise in field of expertise.
- Must have basic knowledge of and ability to implement aspects of the Universal Building Code, National Fire Code, Universal Plumbing Code, Universal Mechanical Code, OSHA, Americans with Disabilities Act, NFPA Life & Safety Codes.
- Must be able to communicate plans and expedite materials to village locations.
- Must have knowledge of required permits and licenses, and how to obtain them.
- Must have experience in cost estimation and budget experience for various maintenance accounts.
SUPERVISORY RESPONSIBILITIES: Directly supervises five employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

- High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of organization.
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
